Second largest tertiary cluster in France – still going from strength to strength


By 2010, Part-Dieu will be home to over a million square metres of office space
Part-Dieu lies at the heart of the Lyon urban area and was designed around the TGV (high-speed rail) station with its direct links to Paris and the rest of Europe. With a total area of 850 000 sqm, Part-Dieu is today the second largest tertiary development in France and remains a favourite for property investment.

Projects in progress

To the south of the TGV station, along Boulevard Vivier-Merle, a number of office developments are currently under way:
 | From the second quarter of 2009, the Anthemis building (ZAC de la Buire mixed development zone), developed by Cogedim, will offer 19,900 sqm of net floor space.

 | In 2009, on the ZAC Thiers mixed development zone, the Carat building, developed by Icade and purchased by Générali, will provide 12,500 sqm, which will be complemented by 5,730 sqm at Îlot C2. |


Project Focus: Oxygène Tower

In a prime location next to Part-Dieu TGV station and regional shopping centre, the Oxygène Tower – Lyon's second high-rise building – will offer the following:
 | 39,000 sqm (net floor space) in total

 | 28,000 sqm (net floor space) of offices, of which 16,000 sqm (net floor space) is currently being marketed
|
 | Cours Oxygène: 11,040 sqm (net floor space) of retail space adjoining Part-Dieu Shopping Centre. |
Open to the public in early 2010
The project was purchased in 2005 by real-estate firms RODAMCO and REDEVCO.
